The Industrial platform is the core of Valer Investments. We focus exclusively on middle-market industrial real estate in the $5M–$30M range—a segment that remains inefficient, less competitive, and well-suited to disciplined underwriting and execution.

Disciplined acquisition of NNN-leased industrial assets where durable in-place cash flow exists and value is not fully priced at entry. Underwriting emphasizes basis relative to replacement cost, lease structure, land utility, and mispriced risk.

Opportunistic Platform
Valer's Opportunistic platform invests on an asset-class-agnostic basis alongside top-tier operating partners. This platform is selective, relationship-driven, and structured to provide capital and execution support to operators with institutional-quality track records.
Co-GP Investments
In a Co-GP capacity, Valer partners with experienced operators to co-invest equity in land, industrial, and multifamily transactions ranging from $2M to $15M. Valer provides capital structuring, investor sourcing, and execution support while the operating partner manages day-to-day operations and asset-level decisions.
Capital Markets
Valer's capital markets function supports both the Industrial and Opportunistic platforms with capital structuring, debt placement, and equity syndication. The capital markets team structures the capital stack, manages investor relations, and coordinates with lending partners to optimize execution.
The Opportunistic platform is operator-first. Valer does not source, operate, or manage assets directly within this strategy—we invest alongside those who do.

Valer concentrates its acquisition and development activity in U.S. middle-market industrial corridors across the Texas–West geography. We target markets characterized by population growth, logistics infrastructure expansion, and constrained industrial supply.

Core market. Deep coverage across DFW, Houston, San Antonio, Austin, and secondary industrial corridors.

Phoenix metro and surrounding industrial submarkets. Rapid population and logistics growth.

Inland Empire, Central Valley, and select coastal logistics corridors. Supply-constrained markets.
